William (Bill) is a Senior Valuation Consultant and is one of Canada’s most recognized and

senior real estate professionals. His extensive experience includes market research, multi-family

and commercial market feasibility/analysis studies, consulting/valuation of individual real

property assets for regulatory and government agencies throughout Canada,

consulting/valuation of corporate and real estate asset portfolios, evaluation of development,

redevelopment plans, consultation on development issues related to social housing examination

of housing trends and growth patterns, review of official community plans and extensive

involvement in management consulting/valuation in the hospitality industry.

Bill also has a broad experience on wide-ranging consulting/valuation work as well as extensive

experience in expert testimony regarding appraisal techniques and market valuations for

litigation purposes ranging from expropriation to lease arbitration to damages concerning real

property disputes. He has been qualified as expert in the Supreme Court of BC, Court of Queens

Bench in Alberta and the former Expropriation Compensation Board of B.C. as well as numerous

tribunals such as formal arbitrations and the Assessment Appeal Board of B.C.

Mr. Gosset’s broad client base includes the Canadian major chartered banks in addition to many

foreign financial institutions such as Chase-Manhattan, HSBC, Wells Fargo, Bank of America, most

of the larger life insurance firms and pension funds. In addition the major law firms of Clark Wilson

LLP, Boughton Law Corporation, Guild Yule LLP, Davis LLP, Borden Ladner Gervais LLP, Lawson

Lundell LLP, Bull Housser & Tupper LLP, McCarthy Tetrault LLP, Owen Bird Law Corporation

and Church & Company have all been clients in past years.

He was awarded the AACI designation in 1988 and granted Fellowship by the Appraisal

Institute of Canada in 2006. In addition he is fully qualified to complete Depreciation Reports for

Reserve Fund studies for Strata Corporations

His professional career includes extensive political involvement in the profession as a Governor for

Vancouver, BC of the Real Estate Institute of British Columbia and as past Provincial President of

the AIC as well as 2013/2014 director for Vancouver on the Provincial Council for AIC.

 Appeared as expert witness in numerous rent review arbitrations and before courts and

tribunals in relation to expropriation and value related matters.

 Previous major assignments in which he has been project leader or primary appraiser

consultant include:

o Fairwinds Resort Community, Golf Course and Marina, Nanoose Bay, B.C

o Lead Appraiser/Consultant of 118 homes adjacent to right-of-way in Tsawwassen

purchased and re-sold by BC Hydro

o Lead Appraiser for BC Hydro right-of-way across Nisga’a Lands (First Nations) in

North-western British Columbia

o Oliver Smart Growth on the Ground Project consultation, Oliver, B.C. for the Real

Estate Institute of British Columbia

o Residential Lot Analysis, Whistler, B.C. to estimate damages for litigation support
